Pre-Rent Inspection

Inspections are very important for the regular maintenance and care of your investment property. When RentVest takes your home under management, there will be a “pre-rent” inspection performed to determine the rent readiness of your property. Appliances will be tested and inspected, as well as all plumbing fixtures, door knobs and locks, filters, and much more – even down to the light bulbs. The goal is to make sure everything is working property for a new tenant. Having a home “rent ready” when a tenant moves in sends a positive message that the home has been well cared for, therefore the expectation passes to the new tenant to take care of the home. When the tenant moves in there will an inventory and condition report filled out in detail to ensure the good condition of the property is documented for future security deposit deductions upon move out.

Other Inspections

During the duration of the lease, other inspections may be requested by the owner, and will sometimes be instigated by the property manager. Some occasions that would spur an inspection would be excessive work orders or HOA noncompliance from the tenant. If the property manager has any reason to believe the property isn’t being cared for as it should by the tenant, an informal (and sometimes formal) inspection will take place to make sure corrections happen.

Move Out Inspection

The move out inspection is also key in the management process. The move out process actually begins approximately 30 days before move out. As soon as the tenant notifies their property manager of intention to vacate, a “move out checklist” is sent to the tenant. The move out checklist includes a list of items to be cleaned and maintained before move out. The inspection will be scheduled directly with the tenant after move out and a report will be created. The expectation is that the home will be handed back to the property manager in the same condition it was rented in originally. If it isn’t, the security deposit will be used to bring it back to that condition in accordance with the landlord-tenant code of Hawaii.
